This website is operated by Ben Duran, Mortgage Loan Originator (NMLS #2771584), doing business as "Ben Mortgages," in connection with National Home Mortgage, Inc. (NMLS #2090506), 3100 S Oak Park Ave, Berwyn, IL ("we," "us"). This policy explains what information this website collects, how it's used, and the choices you have. Because we are in the business of arranging residential mortgage loans, we are also subject to federal privacy rules for financial institutions, including the Gramm-Leach-Bliley Act (GLBA). If you become a loan applicant, you will additionally receive the formal GLBA privacy notice required by law during the loan process.

1. Information We Collect

• Contact information you provide through our contact form, resource downloads, or calculator email feature: name, email address, phone number, and your message or area of interest.
• Pre-application information you provide through our online application wizard: loan purpose, property details, estimated price/value, down payment, self-reported credit range, income and asset ranges, timeline, and preferred contact method. This is preliminary information used to start a conversation — a formal application and credit pull happen later, with your separate authorization.
• Calculator inputs (home price, income, rates, etc.) are stored only in your own browser's local storage so the tools remember your numbers. They are not transmitted to us unless you use the "email me these numbers" feature.
• Technical basics collected automatically by our hosting provider (Netlify), such as IP address and browser type, used for security and site operation.
• Referral source on resource downloads (for example, that you arrived from our YouTube channel).

2. How We Use It

• To respond to your inquiries and provide the mortgage guidance you requested.
• To evaluate loan scenarios and, with your consent, begin the loan origination process.
• To send you the free resources you request and, if you opt in through a resource download, our borrower newsletter. Every email includes an unsubscribe option, and we honor opt-outs promptly (CAN-SPAM Act).
• To operate, secure, and improve this website.

We do not sell your personal information. We do not share it with third parties for their own marketing.

3. When Information Is Shared

• To arrange your loan: if you pursue financing, your information is shared with National Home Mortgage, Inc., wholesale lenders, and settlement service providers (processors, underwriters, appraisers, title) as necessary to originate and close your loan — as permitted under GLBA.
• Service providers: we use Netlify (website hosting and form processing), Google Fonts (typefaces), and link to YouTube. These providers process limited technical data to deliver their services under their own privacy policies.
• Legal requirements: when required by law, regulation, subpoena, or our regulators.

4. Cookies & Local Storage

This site does not use advertising cookies or third-party trackers. It uses your browser's local storage for convenience only — remembering calculator inputs and a previously entered email so you don't retype it. You can clear this anytime through your browser settings, and the site works fine without it.

5. Data Retention & Security

Form submissions are retained in our secure form-processing system for as long as needed to serve you and to meet mortgage-industry record-keeping obligations, then deleted. We use reasonable administrative and technical safeguards; no internet transmission is 100% secure, so please don't submit Social Security numbers or full account numbers through this website — that information is collected later through secure loan-origination systems.

6. Your Choices & Rights

• Unsubscribe from the newsletter anytime via the link in any email, or by writing to us.
• Access or delete: email benmortgages2008@gmail.com to ask what information we hold about you or to request deletion (subject to records we're legally required to keep).
• Depending on your state of residence, you may have additional rights under state privacy laws; we honor verified requests consistent with applicable law.

7. Children

This website offers mortgage services and is not directed to children under 13. We do not knowingly collect information from children.
